I have a plan. How much will it cost per square foot to
build?
Cost per square foot is based on the needs and desires of the
buyer. We cannot give you a price to build your house until
all the bids are in. You can make selections of plumbing fixtures,
cabinets, floor coverings, light fixtures, appliances, closet
shelving, and mirrors & shower doors before signing the
contract or we can give you allowances for those selections.
I don't have a plan. How do I get one?
We have plan books for you to view. Let us know what size
of home you want, along with number of bedrooms and bathrooms
and if you want a den, living room, formal dining room, or any
other needs and we will find plans for you. We work with a draftsman
who will design a house just for you.
What does it cost to get started?
We ask you to sign an agreement and pay a $1,000 deposit
to hold a lot 30 days. The cost of plans can be $500 to $1,000.
If you decide to build, the deposit will be applied to the downpayment.
If you decide not to build, the cost of the plans will come
out of the deposit and the remainder will be returned to you.
If the cost of the plans is over $1,000 and you decide not to
build, you will owe Ken Swartz Ltd. the overage.
When you decide to build, Ken Swartz and the buyer(s) will
sign a detailed contract. A 10% downpayment and a letter stating
loan approval from your lending institution are due before ground
is broken.
How long will it take to build?
To have a plan drawn and get bids will take up to 2 months
depending on the number of changes that are made. To build your
home will take from 4 to 6 months once ground is broken. Timing
varies with weather conditions.
